How detailed should cost planning be before starting a building project?
I’m preparing to start a building project and trying to understand how detailed the cost planning really needs to be before construction begins. Some people say a rough contractor estimate is enough at early stage, while others recommend having very detailed quantities and cost breakdowns ready beforehand.
My concern is that once construction starts, small scope gaps or missing items can quickly turn into budget overruns. Things like structural elements, finishes, and site work often seem underestimated in early quotes.
I’ve come across the idea of using independent building estimating services during pre-construction to get a more accurate picture before finalizing contracts. Supposedly it helps align scope, quantities, and realistic pricing expectations from the start.
